FI Real Estate Management is a privately-owned property company active in both asset and property management – with a £3 billion UK portfolio covering over 11.5 million sq ft – and property development within the residential, retail, office, industrial and leisure sectors.

We seek to continue investing in Croydon. We are currently in the latter stages of converting Leon House – a former office building on High Street, Croydon – to residential use.

The current proposals for the Leon Quarter seek to build on the presence of Leon House to provide a new residential quarter, complete with high quality public spaces, shops and restaurants.

THE PROPOSAL

The Leon Quarter will be a new residential community in the heart of Croydon.

The proposals will redevelop a car park and area of hard standing adjoining Leon House, a former office building currently being converted into high quality residential units.

Three new buildings will sit alongside Leon House and provide a range of residential accommodation.

At the ground floor, a variety of restaurants, shops and a new public square will create a new hub on Croydon High Street.

The proposals include:

350 new homes – Our range of one, two, three and four-bedroom units will have something to suit everyone, including apartments, duplexes and maisonettes.

The Leon Quarter will be accessible for all and will include affordable housing.

The development will provide high quality accommodation, adding vibrancy and creating a sense of place.

Public square – A key feature of the Leon Quarter proposals is the creation of a high quality public space on the High Street to create a new hub. This will provide a place for people to dwell and will tie in with the Restaurant Quarter.

Neighbourhood garden – The new neighbourhood garden will be accessed from Edridge Road. It will be open to all. The space will be varied, incorporating space for visitors to relax, dwell and provide informal play space for families.

New shops and restaurants – The Leon Quarter will include a range of shops and restaurants arranged around the new public square fronting High Street. These will complement the Restaurant Quarter and help drive footfall.
